- Fergus Falls Rental Rehabilitation Program: Landlords must rent to tenants who have low income (below 80% of the median income), promote fair housing in all advertising and leasing, and keep rents at or below Section 8 rental limits- MHFA Rehabilitation Loans: Low income homeowners

Fergus Falls Rental Rehabilitation Program:- Provides loans for dwellings with up to 5 units- Loans for single family units up to $15,000- Loans for 2 - 5 unit dwellings up to $10,000 per unit- Loan term maximum of 10 years at 3% interestMHFA Rehabilitation Loans:- Loans given between $1,000 - $37,500 per homeowner- Maximum loan term of 15 years for dwellings taxed as real property- Must be the primary place of residence and a single-family home- All loans are forgiven if the borrower does not sell, transfer title, or cease to occupy the property during the loan termDeferred home improvement loans for owner-occupied dwellings to finance home improvements that directly effect:- Safety- Habitability- Energy efficiency- Accessibility
